Now comes the bathroom preparation part. Just like the kitchen, preparing the bathroom means stocking all the necessary items guests need during their stay.

  • Shampoo, conditioner, body wash, soap
  • Toilet papers
  • Toothpaste
  • Feminine products
  • Tissues
  • Hairdryer and mirror
  • Plunger and air freshener

Listing Creation

Following all the aforementioned tasks means your property is now ready to attract and welcome guests. Create a listing for your property and start getting bookings.

  1. Take High-Quality Photos

Photos are important in a listing as they are key to catching guests’ attention. Therefore, take professional pictures for optimal natural lighting via a good camera. Mix different angles of the property like a pool, view, cozy decor, etc. 

  1. Write a Compelling Title and Description

Use the title and description to show and highlight the unique selling points (USPs) of your property. For example, a quiet neighbourhood, nearby tourist spots, etc. 

The description should clearly mention different aspects of the property, such as the number of rooms, amenities included, and other features. 

  1. Set Competitive Pricing

Set a competitive per-night rental price that covers your expenses so far and leaves you with some profits. If demand changes for peak seasons or holidays, adjust the price with it. 

Guest Experience

  1. Welcome Pack

If you’ll welcome guests personally, it is best to use a welcome note. Add a guidebook listing local attractions, restaurants, public transport options, and emergency contact numbers.

  1. Make Checking-In Easy

Set up a keyless entry feature on the property via a smart lock or a lockbox. Create a guide for guests that includes directions, parking instructions, etc., for easy access to the property. 

  1. Ongoing Support

Airbnb considers response time and rewards those hosts with better rankings who respond to guest messages promptly. Therefore, reply to any guest message on time.

Post-Stay

  1. Make Guests Leave Review

Your journey with guests doesn’t end once a guest checks out. You should write a polite message, thank them, and ask for their thoughts on their stay in the form of a review. 

  1. Clean, Restock, Repeat

Clean the property and set it up again after each stay. Replenish toiletries, cleaning supplies, and complimentary items like coffee or snacks.
